Can I camp on it or live in my RV?

It depends. Some zoning allows for RV use or temporary camping, while some does not. We recommend checking with your sales representative and confirming with the local zoning office to be sure. Please note that Horseshoe Bend, AR does not allow living in a camper full-time or using parcels strictly as a campsite.  Most parcels in Arizona are able to be camped on.

Are there any utilities available?

Each property listing specifies which utilities are available. In Horseshoe Bend, all parcels have access to electricity, and most have access to water. Sewer service is not available, so a septic system or equivalent would be required if you plan to build.  In Arizona, most (but not all) parcels are off-grid.

How can I reserve a property and how much does it cost?

Whether you’re paying cash or using the seller financing option, reserving a property requires only the down payment and the $249 document fee. The easiest way to pay is by credit card over the phone, but we also accept Venmo, PayPal, and Zelle.

How does the owner financing work?

It’s a very simple process. There’s no application, no credit check, and no banks involved. If you can pay the down payment and document fee, you’re pre-approved. It’s that easy—and you even get to choose the day of the month your payments are due.

How soon can I start building or improving the property?

If you’re paying cash, the property is deeded to you right away, and you can start making improvements immediately.  If you are using the seller financing option, the deed transfers to your name once it’s paid in full, and you can begin making changes at that time.

What can I build on it? 

Again, the answer is, it depends.  Some areas have more regulations than others.  For example, in Horseshoe Bend there is a minimum size requirement if you build (usually between 750 and 1,000 sq ft). In Arizona, tiny homes and mobile homes are allowed.  Check with your sales rep for more details about what is and what is not allowed. 

What are the terms of the loan and what is included in the payment?

Most loans have 0% interest and are typically offered for a term between 36 and 60 months. The down payment varies, and there is a one-time document fee of $249. Your total monthly payment includes the principal, prorated taxes, and a note servicing fee.

How much are property taxes?

Property taxes are current unless otherwise noted. Taxes on raw land are typically quite low but they vary by parcel. Specific tax details are generally included in each of our listings.

Can I put a mobile home on it?
